Most water heaters give warning before they fail: rust-coloured water, popping from the tank, or a slow recovery time. Caught early, a flush and an anode rod can add years. Caught late, it becomes a flooded utility closet.
When replacement is the right call, we size the unit to your household's actual demand rather than simply matching whatever was there before — an undersized heater is the most common complaint we inherit from previous installs.
When to call us
- No hot water at all, or it runs out much sooner than it used to.
- Rust-coloured or metallic-tasting water from the hot tap only.
- Banging or popping from the tank as it heats — that is sediment.
- Damp or pooling water around the base of the unit.
- The heater is past about ten years old and you have never had it serviced.
What happens when we come out
- We confirm whether the fault is the heater itself or the supply feeding it.
- Thermostat, element or burner, and the anode rod all get checked.
- You get a written price. Where repair and replacement are close, you get both.
- A replacement is sized to the household, not copied from the old unit.
- We pull the permit, fit the unit, and take the old one away.
Questions about water heaters
- Should I repair it or replace it?
- Under about eight years, a thermostat, element or anode rod is usually worth doing. Past twelve — especially with rust in the hot water or damp at the base — you are paying to postpone. In between we price both and let you decide.
- How long does a replacement take?
- A like-for-like tank swap is normally a half day. Going from a tank to tankless takes longer, because the gas supply, the venting and the mounting all change. If that is what yours needs, we tell you before you book, not on the day.
- Is the permit included?
- Yes. Water heater replacement is permitted work and the permit is part of the quoted price.
